With software, you get a notification and have to find a plumber, coordinate schedules, and follow up. With Proprium, AI triages the issue, helps you find a plumber, gets you a cost estimate for approval, and updates the tenant — all before you wake up. Planned feature — details may change before launch. For tenants: Instead of leaving a voicemail and waiting days for a callback, they text Proprium and get an instant response in their preferred language. They can pay rent online, track maintenance requests in real time, and never wonder if their message was received.
Is Proprium replacing human property managers? +
We're replacing the 10% fee and the slow response times. AI handles routine management 24/7 — tenant messages, rent collection, maintenance triage. You stay in control of all decisions. For complex legal situations, we connect you with licensed professionals.
When does Proprium launch? +
We're targeting Q3 2026 for early access. Waitlist members get first access, and founding members lock in $29/mo per unit for life.
What types of properties does Proprium support? +
At launch, we support single-family rentals, duplexes, triplexes, and small multifamily properties (up to ~50 units). Larger portfolios and commercial properties are on the roadmap.
I'm new to renting out my property. Can Proprium help me get started? +
Absolutely. Proprium helps you through the entire process — from listing your property and screening tenant applications to managing the lease signing and move-in. Think of it as software that walks you through every step. You approve the final tenant choice, and Proprium takes it from there. No experience needed. These features are planned for launch and may vary by state.

How much does Proprium cost? +
Plans start at $19/mo base + $10/unit. A single-family home (1 unit) is $29/mo on the Starter plan. That's typically 75–90% less than traditional PM fees, based on industry averages. No placement fees, no maintenance markup, no hidden costs.
Are there any hidden fees? +
No. A simple base fee plus a per-unit fee. No setup fees, no placement fees, no lease renewal fees, no maintenance markup, no vacancy fees, no early termination penalties.
Can I cancel anytime? +
Yes. Month-to-month, cancel with one click. No contracts, no penalties. We'll help you transition smoothly.
Do you offer volume discounts? +
Yes. 10–24 units: 10% off the per-unit fee. 25–49 units: 15% off. 50+ units: 20% off plus dedicated onboarding.
How do tenants pay rent through Proprium? +
Tenants pay via ACH bank transfer or credit card through our secure payment portal. ACH is free; credit card fees are passed through at cost (no markup from us).

Security & Trust

Is my data safe? +
Yes. We use industry-standard encryption (TLS in transit, AES-256 at rest). Financial data is processed through Stripe (PCI DSS compliant). We never sell your data.
What happens in a real emergency? +
AI triages the situation immediately — assessing severity, dispatching licensed contractors, and notifying you with an ETA and cost estimate. For life-safety emergencies, AI directs tenants to call 911 first.
What if the AI makes a mistake? +
Every action is logged and reversible. You set the guardrails — approval thresholds, spending limits, escalation rules. Nothing goes out without matching your preferences. You always have the final say.
Is AI property management legal? +
Yes. Proprium handles administrative tasks — communication, scheduling, payments, reporting. We don't practice law or provide legal advice. For legal matters (evictions, disputes), we connect you with licensed attorneys in your state.

Getting Started

How do I sign up? +
Join the waitlist now. When we launch, you'll get an email invitation to set up your account and add your first property. Onboarding takes about 5 minutes.
What do I need to get started? +
Your property address, a copy of your current lease (if any), and your preferences for how you want things managed (spending limits, communication preferences, contractor preferences).
Can I switch from my current property manager? +
Yes. We'll help you transition. You provide your property details and tenant information, and Proprium takes over management. We're designing the switch to be as smooth as possible.
Do my tenants need to do anything? +
We send your tenants a welcome message introducing them to the Proprium platform for communication and payments. They'll get access to the tenant portal for payments and maintenance requests. The transition is seamless for them. You remain the landlord and decision-maker throughout.
